· (NEW ITEM) Small World Dentistry The owner plans to build a new 3,600 sq. ft. dental office at 14430 W. Greenfield (NE corner of Fairlane and Greenfield). The currently vacant residential home will be torn down. The proposed building has the look of a residential home, lighting will be minimal, office hours are 9-5 M-Th and 8-noon on Fr. Also, per my request, the landscape plan that buffers the residential area to the north will be modified to include more evergreen vs. deciduous trees.
· Fountain Brook Crossing Summary: The proposal calls for a 4 story “state of the art” medical office and general office building with 2 levels of partially elevated underground parking that would rise to about 15’ in height and set back from the road varying from approximately 10’ - 25’ on both Greenfield and Moorland Rds. The majority of the building would rise to 80’ with atrium peaks at 97’. Currently the Midway Motor Lodge on Moorland Rd. is Brookfield’s tallest building at 85’ high. A Public Information Meeting was held on January 9th and approximately 25+ people were in attendance. A Public Hearing on this project was conducted on January 15th before the Common Council. Very few residents attended and only one citizen chose to speak about the proposal (not in favor). About 20 residents emailed feedback to city hall. On Feb. 11th the developer demonstrated a 3D massing model before the Plan Commission. His massing model depicts how large the New Berlin Council approved Deer Creek Inn and Conference Center water park hotel will be when built on the SW corner of this same intersection. · Proposal letter from developer · Building would be city’s tallest if approved. (BrookfieldNOW, Jan. 23rd) · Residents question size of proposed medical office building (BrookfieldNOW, Jan. 16th) · Project requires zoning change (Journal Sentinel, Aug. 6th, 2007)
· Final Phase of Brookfield Marketplace Thomson Corporation plans to begin the Second Phase of the Pick N Save/Brookfield Marketplace project on Greenfield Ave. This approved plan will include a bank and the final phase of retail. A meeting between the developer and adjacent neighbors was held on Feb. 5th. We were able to obtain additional landscaping and decreased windows on the north side of the bank building to help maintain privacy for the adjacent neighbors.
· Quebecor Redevelopment Currently the 124th/Bluemound Rd. redevelopment project (old Quebecor site) is stagnant. CSM Corporation is no longer the developer for this project. The landowner is looking for a new development partner. In addition, it was just announced on Feb. 7th Quebecor filed for Bankruptcy. At this point it is not known how this will affect the redevelopment of the former Quebecor printing plant.
· VK Redevelopment Update VK Development gave an update on redevelopment plans for the former WTMJ and Ruby Farms Properties located in the southwest corner of Calhoun and Bluemound Roads. The Swanson Site Development Review Team and approximately 25 members of the general public met with VK on Tuesday, Feb. 12th, at Swanson Elementary. The conceptual plan drawing is posted at the BrookfieldNOW website.
